Farmhand vs RentCast vs Repliers: which property data does your AI need?

Compare MLS access, nationwide property research, API/MCP connections, and starting prices for three real estate data tools.

When Farmhand makes sense

Farmhand is a data connection for the AI you already use. It can supply property context for listing questions, comparisons, and client briefs. Your chosen AI does the analysis and drafting; the connection determines which source records it can retrieve.

Start here if the missing piece in your workflow is getting authorized MLS data into your AI. Check that your account can access the market, fields, and endpoints you need. The $29 monthly listing price does not mean every MLS or dataset is included.

When RentCast makes sense

RentCast offers property records, active listings, estimated property values and rents, comparable properties, and market statistics. Its free API tier includes 50 calls per month; paid API plans start at $74 per month, with usage limits and overage charges.

It is a useful candidate for rental research or a repeatable property brief covering many locations. A valuation estimate is an input for your review. It does not replace checking source records, local conditions, and the suitability of the comparables.

When Repliers makes sense

Repliers supports MLS listing search, comparables, and analytics through its API and MCP connection. Its subscription model is tied to approved MLS markets. The Standard example for a US MLS is $199 per month; Canadian subscriptions are priced in CAD.

Put MLS approval and market coverage near the top of your evaluation. A technically compatible AI client is only part of the setup: your subscription and permissions must cover the data you plan to use.

Run the same small evaluation

  • Choose one actual work product, such as a buyer property brief, and define the fields it needs.
  • Check coverage and access before starting integration work.
  • Try a representative authorized property. Record missing fields, source dates, and API usage.
  • Review the output yourself. Compare the effort needed to produce a useful briefing, not just the subscription price.

Our take

For bringing your own AI to authorized MLS research, evaluate Farmhand first. For broader property and rental data, evaluate RentCast. For an MLS-backed search product or integration, evaluate Repliers. These are workflow-based starting points, rather than a claim that one product wins every task.
